- QQ. When is the financial results for the fiscal year ending July 2025 scheduled to be disclosed?A
The event is scheduled for September 11th at 3:30pm.
- QQ. What is the expected final dividend for the fiscal year ending July 2025?A
Regarding the final dividend forecast for the fiscal year ending July 2025, we revised the dividend forecast on June 12, 2025, raising it from the previous forecast of 5.50 yen per share to 6.50 yen. As a result, the annual dividend, including the interim dividend of 5.50 yen, is expected to be 12.00 yen.
- QQ. What are the conditions for the newly introduced shareholder benefits and what are the record and shipping dates?A
We plan to send these to shareholders who are recorded in the shareholder register as of the end of October and as of the end of April and who hold 1,000 shares (10 units) or more, within three months of the respective record dates.

The digital gifts available for purchase (8,000 yen on each base date, 16,000 yen per year) are eligible for exchange as follows:

- QQ. When are the record date and payment start date for dividend payments?A
The record dates for dividends are January 31st for interim dividends and July 31st for final dividends. The payment start dates vary from year to year, but are around the end of March for interim dividends and around the end of October for final dividends.
- QQ. What was the purpose of establishing Tokyo Mingfeng Development Co., Ltd., a local subsidiary in Taiwan that began operations in February 2025?A
Our Taiwanese subsidiary, Tokyo Mingfeng Development Co., Ltd., which began operations in February 2025, was established with the aim of strengthening sales activities in the Taiwanese market. Going forward, we will further promote sales activities in East Asia from Taiwan as a base, and in the future, we will expand our business activities to the entire East Asia region.
- QQ. How much impact will the exercise of the stock acquisition rights issued in July 2024 have on the earnings forecast for this fiscal year?A
Since funds for development procurement are raised separately, we believe that the impact of whether or not the stock acquisition rights are exercised will be minor.
- QQ. It seems like there has been an increase in the sale of land for development projects recently. What is the reason for this?A
We are considering a wide range of business development methods, and consider the sale of development land as one of our business developments. We are transferring properties that we have determined to be best transferred to development land from the standpoint of reducing the risk of price fluctuations and shortening the recovery period. - QQ. Please tell us why the number of units managed in the rental business has decreased compared to the July 2024 period.A
This is due to the fact that property sales and management contract terminations occurred due to owners' personal reasons, and new contracts could not be made up for this. Currently, we are working to increase the number of units under management by implementing improvement measures such as changing the system so that a person in charge can provide one-stop support for each property and improving customer convenience. - QWhy were the full-year financial results released ahead of schedule during trading the day before?A
The Tokyo Stock Exchange has requested that listed companies expedite the disclosure of financial results summary reports, etc., and the announcement schedule for the July 2024 financial results summary reports has been revised to comply with this request.
- QPlease tell us about the sales, profit and cost structures within each segment.A
The sales and profit composition within the segment is expected to remain the same as in the previous fiscal year. As for the cost structure, we are keeping the increase in construction costs to a minimum through technological innovations, and are maintaining it at the same level as in the previous fiscal year.
- QQ. In the past, full-year earnings forecasts tended to be weighted toward the second half of the year, but this time, I believe there has been steady progress. If the second half of the year is also the focus this year, is it possible that the earnings forecast will be revised upward?A
As we have been able to distribute the timing of our property purchases in a well-balanced manner, we expect to make progress evenly this fiscal year. At this point, we do not plan to revise our earnings forecast.
- Q(Question at the general meeting) It has been stated that M'sconnection will increase its market capitalization from 7 billion to 35 billion, but I would like to know when and how it will be carried out.A
We believe that in order to receive high praise from the stock market, the first priority is to improve our business performance. To achieve this, we will develop products that add value to our main product, EL FARO Mijas series, and strengthen our purchasing and sales capabilities, striving to develop and expand into new customer segments, thereby aiming to improve our business performance. We are also considering a span of about 10 years.
- QPlease tell us about your customer situation and future customer acquisition strategy.A
In addition to individual investors who have been repeat buyers of our series, we are constantly aware of changes in the market and are conducting sales activities through multiple channels to overseas investors in Asia and corporations looking for company housing.
- QCould you tell us about the competitive environment?A
In addition to businesses of investment real estate, we also have competitors when purchasing land, such as single-family home builders. In this environment, we aim to differentiate ourselves from our competitors by providing products that are distinctive in terms of design, location, and yield.
- QQ. Will interim dividends start being paid from the July 2024 period?A
In order to provide more opportunities for returning profits to shareholders, we will be paying interim dividends from this fiscal year in addition to the current year-end dividends. (Partially updated on March 29, 2024)

- QQ. It seems that projects involving young employees are also progressing. How long does it take for young employees to become a valuable member of the workforce after being hired?A
After the initial training, you will be assigned to actual projects.
We have created an educational curriculum and environment that enables even new graduates to become central players in projects within approximately one year of joining the company.
- QQ. Will the decision as to whether to build MIJAS or EL FARO be made at the land procurement stage?A
Land is purchased after the business plan is formulated, so the basic type, structure, and shape of the building are already decided.
For alley-like sites in low-rise residential areas, we use MIJAS, and for sites in general residential areas with good access to roads, we use EL FARO.
